How can you tell if you need to replace your roof? Your roof is exposed to all elements of the outdoors; extreme heat, freezing temperatures, wind, snow, and hail all have tremendous effects over time. Although roofs are built to last around 20 years, extreme weather and temperature conditions can take a heavy toll on your roof. Here are 7 signs you need a roof replacement.

1. Your Roof Has Reached 20 Years of Age

Check your receipts and records for a date that your roof was last installed. Most roofs with asphalt shingles last about 15-20 years. If your roof has exceeded that time, then you should highly consider a replacement.

A licensed roofing company, such as Velazquez Roofing, can inspect your roof damage giving a good idea of the age. Other sources can be a past owner, previous roofer, or self diagnosing with the following list to estimate your roof’s age.

2. Missing or Cracked Shingles

When shingles weaken and the adhesive holding them in place starts to separate, you will notice some have gone missing on your roof. This can be the result of age, hail, snow, or extreme wind conditions. This is never a good sign, if you are noticing many shingles in your lawn, it's probably a good time to call out a professional roofer to have it replaced.

3. Curled, Cupped or Clawed Shingles

A good sign that your roof is coming to its end, is when your shingles begin curling, clawing, or cupping. This is never a good thing, and usually will need to replace your roof within a matter of a few years.

Know the difference and what look for when examining your shingles:

  • Clawing Shingles:

  • When the middle of your shingle lifts up and the end stays connected to the roof, this is called clawing

  • Cupping or Curling Shingles:

  • When the shingles start peeling away at the edges, this is called cupping or curling.

Neither are good circumstances, and can lead to other damages to your home or business due to leaking. If you see your shingles starting to warp, keep an eye on the damage and be prepared to replace your roof within a short matter of time.

4. Leaking and Water Damage

If your roof is leaking water, seek attention right away. Water leakage can be the result of damaged shingles, ice dams, or any other deteriorations. You should look to get your roof repaired or replaced immediately to avoid other damages like furniture, walls, or any structural areas of your property. Water intrusion can also lead to mold, moss, or algae on your roof. If you experience any leaking, contact a roof professional as soon as possible.

5. Granules in Your Gutters

Asphalt shingles have a layer of grit or granules that help protect against the heat of the sun. Without these, the sun dries out the shingles, causing them to cup or deteriorate. It is common that some will wear off and collect in your gutter, even in the newest of roofs. But if you notice a large quantity over time building up in your gutter, not only can this cause a pocket for ice, water, or other debris to build up on your shingles, but they are now prone to dry in the sun.

6. You See Moss or Algae on Your Shingles

Moss or Algae is decently easy to spot, and does not always mean your roof needs to be replaced if taken care of before water damage occurs. Although it can be easy to clean, you should call a professional contractor to do the job, as trying to fix it yourself can lead to more harm. If not dealt with, the water that is trapped within the moss or algae will damage your roof over time and may also cause molding.

7. Sagging or Wavy Roof

If your roof is sagging and appears wavy, this means there is foundational damage below the shingles and must be replaced. This can be caused by many things over time such as a damaged support system, damaged truss, extreme water damage, or a broken rafter.
